What to Do at Your First Cabin or Cottage Showing: A Guide for Nature Retreat Seekers

How to buy a cabin: showing guide

So, you’ve clarified your off grid cabin vision (if not, start here with my vision exercise before continuing!). You’ve done your research, and now you’re ready to step into your first real estate showing—whether it’s a cabin for sale, a camp, a cottage, or even raw land for sale.

Congratulations! This is an exciting milestone.

But if you’re thinking, “I don’t know what I should be looking for” or “I don’t even know where to start”—you’re not alone. Especially if this is your first time buying real estate, it’s normal to feel a little overwhelmed.

The good news? You don’t need to have it all figured out. This guide will help you stay grounded, focused, and clear-eyed when stepping into that first off grid cabin for sale or exploring a parcel of land.

Step 1: Give Yourself Time and Space

Don’t rush your first showing. Buying a cabin in the woods is not something you want to squeeze in before your next Zoom call.

  • Build in extra time for rural drives (mileage can be deceiving, and back roads can slow you down).

  • Expect patchy cell service. Download directions in advance.

  • Notice how long the drive really takes—not just in miles, but in minutes.

💡 Pro Tip: If there’s more than one way to get there, drive both routes. Pay attention to which is more accessible, especially if you’ll be traveling in winter or inviting future guests.

Step 2: Arrive with a Clear, Neutral Mindset

It’s natural to feel excited or nervous. Try to ground yourself in a neutral, open mindset. You want to see the property for what it is—not just what you’re hoping it might be.

Step 3: Start Outside First

Cabins, cottages, and camps can be renovated or redesigned. But the land and location? That’s forever.

Take a few minutes before heading inside:

  • What do you see from the driveway, porch, or windows? (neighbors, trees, water, road)

  • What do you hear? (traffic, birds, airplanes, or maybe silence)

  • What do you smell? (pine needles, wood smoke, or something less pleasant?)

Your senses can give you clues that photos and listings never will.

Step 4: Explore the Inside with Fresh Eyes

On your first walkthrough, don’t get bogged down in the tiny details. Instead, focus on things that can’t easily be changed:

  • Overall layout and flow

  • Window placement and natural light

  • Bathroom and kitchen size

  • Ceiling height and sense of space

If you’re a visionary or intuitive type, you’ll likely start picturing how you’d live there: where you’d sip your morning coffee, how you’d align your bed with the window, or where the woodstove might sit. That’s part of the process—lean into it.

Then layer in practical details:

  • Is there an unusual smell? (common in unoccupied cottages or seasonal cabins)

  • Do the floors creak more than expected?

  • How does the cabin feel in your body?

Step 5: Ask About the Essentials

Once you’ve absorbed the vibe, shift to logistics. Your realtor can help you get answers to questions like:

  • How is the property heated or cooled?

  • When was it last lived in?

  • Is there a basement, crawl space, or utility closet?

  • Are there disclosed issues (roof, septic, foundation, well)?

If you’re considering off grid cabin design or even a future DIY off grid cabin project, ask what utilities are (or aren’t) available: water, internet, solar potential, or road maintenance.

Step 6: Take Notes Right Away

After the showing, jot down your impressions while they’re fresh:

  • What did you love?

  • What didn’t feel right?

  • What would need to be true for you to move forward? (loan approval, favorable inspection, high-speed internet, ability to drill a well, etc.)

Real estate moves fast—even in slow markets. Having clarity now will help you make better decisions later.

Step 7: Connect Back to Your Vision

Buying a cabin is both practical and deeply personal. When you reflect, check back in with the vision you clarified:

  • Does this cabin or piece of land align with your dream?

  • Can you imagine bringing your off grid cabin ideas to life here—whether it’s through off grid cabin plans, a small DIY cabin project, or a long-term off grid cabin design?
